Thing you should know before selling your home
PREPARING TO SELL
Hiring The Levy Group to sell your home doesn’t mean we are just sticking a for sale sign in the yard and putting it on the MLS. There is a lot of preparation involved before, during and after. All to ensure our clients get the best offer possible in the shortest time. Now let’s look at what the seller’s need to do to help get the most for their home.
REPAIR.
It’s natural that sometimes we get used to little cracks in the walls and the rattles in the A/C but the buyers shouldn’t see this. Hardwood floors are a huge selling point, if you have them and they need refinishing, be sure to get it done. Also, be sure to fix any drawers or doors, buyers like to snoop around and will notice the small things. This also means decluttering your kitchen counters and bathroom vanities. Finally, the first impression is the most important so don’t forget to address any issues on the exterior such as fences, sidewalks, shingles, etc. If the home doesn’t have curb appeal, some buyers get turned off and won’t bother to see the inside.
NEUTRALIZE.
It’s important that buyers see themselves in the home. If your living room has bold colored walls, all your collectibles, and personal photographs, it will make it much harder for them to do so. Try replacing any bold colors with something more neutral—beiges, tans, and whites. Repainting and even replacing old carpets if necessary will make everything look fresh and new. This will make a big difference and help prospective buyers imagine all the possibilities.
STAGE.
The next step after you clean and update your home is dressing it up. A home stager has a good eye to add the details and décor touches that will bring out further potential in the various spaces in your home. Think of it as adding a little bit of mascara and blush—if done correctly, buyers will notice the beauty, not the makeup.
